Terms and conditions

DWELLING NAME AND DESCRIPTION

Property address: 2 rue de la Corderie, 17630, La Flotte, Île de Ré

Accommodation capacity: The property can accommodate up to 12 people.

Description of the accommodation: A 200 m2 house on a nearly 1000 m2 property facing the sea, with a fully enclosed walled garden.

Ground floor includes:

  • Entrance hall with guest WC
  • Fully equipped kitchen with central island: refrigerator with freezer, dishwasher, Lacanche stove with 5 cooking plates and 2 ovens, extractor hood, microwave, Jura bean-to-cup coffee machine, juicer, kettle, and toaster (all Smeg brand)
  • Laundry room with washing machine and dryer
  • Dining room for 12 people
  • Living room for 12 people with gas fireplace

First floor consists of 6 rooms:

  • 1 master suite with sea view: 160 x 200 bed, shower room, private toilet, large dressing room, hairdryer
  • 1 sea view bedroom: 160 x 200 bed, private shower room, storage space with wardrobe
  • 1 bedroom without sea view: 160 x 200 bed, private shower room, storage space with wardrobe
  • 1 sea view bedroom: 160 x 200 bed, private shower room, storage space with wardrobe
  • 1 children’s dormitory with bathroom: 2 sets of bunk beds (90 x 200 each), storage
  • 1 separate TV lounge with library and view of the pool
  • 1 separate WC

Outdoor space includes:

  • Parking for 4 cars
  • Bike parking area
  • Covered dining area with adjoining plancha grill
  • Outdoor shower
  • Outdoor lounge area
  • Petanque court

Outdoor heated swimming pool (3.2 x 9 m) with:

  • Secure electric cover
  • 6 sun loungers
  • 2 umbrellas

 

II – RENTAL CONDITIONS – HOUSE RULES

This rental is subject to the following charges and conditions, which the Tenant undertakes to comply with:

  1. Occupy the premises in a bourgeois manner. The exercise of any trade, profession, or industry is strictly prohibited. The Tenant acknowledges that the premises covered by this contract are rented to them only for temporary residence and pleasure.
  2. Respect the accommodation capacity of the residence.
  3. Respect the intended use of the residence and make no modifications to the layout of furniture and premises.
  4. Prohibition against bringing sand inside the house. An outdoor shower is available upon returning from the beach.
  5. Not allow any person to substitute themselves, nor sublet, either in whole or in part, the leased premises, even free of charge, without written consent from the Landlord.
  6. Be insured against rental risks, theft, fire, water damage, and claims from neighbors, and ensure the rented furniture (either through their own insurance covering seasonal rental risks, or by subscribing to a specific insurance policy for the entire rental period).
  7. Refrain from throwing objects into sinks, showers, sinks, and toilets that could obstruct the pipes. Otherwise, the Tenant will be liable for the expenses incurred to restore these facilities to service.
  8. Lodge any complaints regarding installations within 24 hours of entering the accommodation. Otherwise, they will not be accepted.
  9. Notify the Landlord promptly of any damage affecting the residence, its furniture, or its equipment. Repairs necessitated by negligence or poor maintenance during the rental period will be the responsibility of the Tenant.
  10. Authorize the Landlord or any third party appointed by them to carry out, during the rental period, any repairs deemed urgent. The Tenant may not claim any rent reduction in the event that urgent repairs incumbent upon the Landlord appear during the rental period.
  11. Avoid any noise or behavior, whether by themselves, their family, or their guests, that may disturb the neighbors.
  12. Accept visits to the premises if requested by the Landlord or their representative.
  13. Waive any recourse against the Landlord in case of theft or vandalism in the leased premises.
  14. Maintain the rented accommodation and return it in good condition of cleanliness and repairs at the end of the rental period. If items listed in the inventory are damaged, the Landlord may claim their replacement value.
  15. Pets are not allowed at Clos de la Corderie.
  16. Smoking or vaping is prohibited inside the villa. Please ensure no cigarette butts are left in the garden or on the terrace.
  17. The use codes for the house facilities must remain strictly confidential (WiFi, alarm, gate, etc.).
  18. The use of the swimming pool and its cover requires acceptance of safety instructions and the internal regulations provided to the tenant.
  19. The use of the gas fireplace is only possible during the dedicated period and must comply with the instructions provided to the tenant.
  20. The use and cleaning of the plancha must comply with safety rules and instructions provided to the tenant.
  21. The use of the brasero must comply with the instructions provided to the tenant. Consumables are at their expense.
  22. The use of the motorized gate must comply with the instructions provided to the tenant.
  23. The use of bunk beds is prohibited for children under 6 years old.
  24. We request reasonable and responsible use of small and large appliances; please follow the instructions provided to the tenant.
  25. We request reasonable and responsible use of the petanque court.
  26. Please respect the cleanliness of the outdoor lounge area; do not allow children to transfer sand into the lawn or pool.
  27. Please respect waste sorting instructions as well as the days and times for garbage disposal (yellow and green bins).

 

III – SECURITY DEPOSIT

To guarantee the Tenant’s compliance with their obligations, a security deposit in the amount of €5,000 (Five Thousand Euros) will be requested via an online security deposit link. This request will be made 2 months before the start date of the rental period, and the deposit will be refunded within 15 days following the end of your stay, provided there are no damages noted.

Damage is defined as any deterioration or destruction of a component of the property (floors, walls, ceilings, furniture, equipment) inside or outside, or the loss of any such components.

In case of damage amounting to €50 (Fifty Euros) or more, the refund of the security deposit will be delayed beyond the 15-day period following the end of your stay and will be reduced by the estimated amount of the damage.

The estimation of the damage amount will be based on the cost of replacing the damaged item with a new one (including potential acquisition, transportation, and installation costs).

 

IV – CONDITION OF THE PREMISES – INVENTORY

An inspection and inventory will be conducted by the Landlord (or their representative) at the beginning of the rental period. At the end of the rental period, another inspection and inventory will be conducted by the Landlord (or their representative). The absence of any objections from the Landlord within 48 hours following the end of the rental period will be deemed as the premises being returned in good condition and/or the inventory being complete, and will consequently lead to the refund of the security deposit under the conditions set in article III. Returning the keys to the Landlord at the end of the rental period does not waive the Tenant’s responsibility for any necessary repairs, should they be attributable to the Tenant.

 

V – CANCELLATION

Full refund for cancellations made more than 60 days before the arrival date. 50% refund for cancellations made between the 46th and 60th day before the arrival date. 30% refund for cancellations made between the 16th and 45th day before the arrival date. No refund for cancellations made within 15 days prior to the arrival date. Regardless of the cancellation date, the security deposit will be fully refunded.

 

VI – CHOICE OF RESIDENCE

For the execution of this agreement, the parties elect domicile at the address mentioned at the beginning of this agreement and agree that the competent court will be that within the jurisdiction where the leased premises are located. This contract and its consequences are subject to French law.
